Pennsylvania Property Tax Calculator
Pennsylvania property taxes arrive from three directions — county, municipality, and school district — each setting its own rate against the assessed value your county maintains. Homestead-type reductions and assessment appeals are both available to owner-occupants. Estimates on this page come from county medians; pick a Pennsylvania county above to translate a home value into annual and monthly figures.

How property tax works in Pennsylvania
- County, municipal, and school-district rates each apply to the county-maintained assessed value.
- Homestead-type reductions lower the taxable amount for owner-occupants where offered.
- County boards hear assessment appeals.
Methodology
Rates are aggregate-derived from the Census Bureau's ACS 2024 5-year American Community Survey (total real-estate taxes paid ÷ total home value, by county). This is a statistical estimate, not a bill lookup — actual property tax bills vary by city, school district, and special-district levies layered on top of the county rate, and by any homestead, senior, veteran, or other exemptions you qualify for. Pennsylvania ranks #12 of 51 (including DC) by statewide average effective rate, where #1 is the highest.

Frequently asked questions
How is property tax calculated in Pennsylvania?
Your county maintains an assessed value for the property, and three separate rates — county, municipal, school district — are applied to it. Homestead-type reductions, where available and claimed, shrink the base before the rates hit.
How much property tax will I pay in Pennsylvania?
School-district and municipal choices matter as much as county choice in Pennsylvania. The calculator above wraps all three into a county-median rate — select a county, enter a value, and read the estimates.
Can I lower my Pennsylvania property tax bill?
Apply for the homestead-type reduction where your district offers one, and consider an assessment appeal if the value on file no longer matches the market — county boards handle those. Rebate programs also assist some seniors and disabled residents.
Are property taxes deductible?
Itemizers may include them in the federal SALT deduction, which is limited by a cap in federal statute. Verify the current cap with IRS materials.
