New York Property Tax Calculator

New York property tax combines levies from the county, the town or city, any village, and the school district, each applied to a locally assessed value. For eligible owner-occupants, the STAR program takes a bite out of the school portion of the bill. Assessments can be challenged through local grievance procedures. The calculator above runs on county medians — pick a New York county to see an estimate.

How property tax works in New York

  • The STAR program reduces the school-tax share for eligible owner-occupied homes.
  • Local grievance procedures handle assessment challenges.

Methodology

Rates are aggregate-derived from the Census Bureau's ACS 2024 5-year American Community Survey (total real-estate taxes paid ÷ total home value, by county). This is a statistical estimate, not a bill lookup — actual property tax bills vary by city, school district, and special-district levies layered on top of the county rate, and by any homestead, senior, veteran, or other exemptions you qualify for. New York ranks #11 of 51 (including DC) by statewide average effective rate, where #1 is the highest.

Frequently asked questions

How is property tax calculated in New York?

A local assessor values your property, and the levies of each jurisdiction covering it — county, town or city, village if any, school district — are applied to that value. STAR relief then reduces the school component for eligible owner-occupants.

How much property tax will I pay in New York?

Your county and the layers of local government above your parcel decide it. For a working estimate, select a New York county above with the home's value filled in; the county's median effective rate handles the rest.

Can I lower my New York property tax bill?

Enrolling in STAR trims the school-tax portion for eligible owner-occupants, exemptions serve some seniors and veterans, and the grievance process exists for assessments that outrun the market. Each carries its own filing calendar.

Are property taxes deductible?

Yes on an itemized federal return via the SALT deduction; the cap on that deduction is a live constraint at typical New York bill sizes. IRS publications carry the current cap.
