Texas Property Tax Calculator

Texas collects no state income tax on wages, and property tax picks up much of the slack, funding schools and local government through levies set by counties, cities, and school districts. A homestead exemption lowers the taxable value of a primary residence, and appraisal protests are common. County medians drive this page's estimates — select a Texas county above and enter a purchase price.

How property tax works in Texas

  • No state income tax means property tax carries more of the funding load in Texas.
  • Counties, cities, and school districts each set levies against appraised value.
  • A homestead exemption reduces taxable value on a primary residence; protests challenge the appraisal itself.

Methodology

Rates are aggregate-derived from the Census Bureau's ACS 2024 5-year American Community Survey (total real-estate taxes paid ÷ total home value, by county). This is a statistical estimate, not a bill lookup — actual property tax bills vary by city, school district, and special-district levies layered on top of the county rate, and by any homestead, senior, veteran, or other exemptions you qualify for. Texas ranks #7 of 51 (including DC) by statewide average effective rate, where #1 is the highest.

Frequently asked questions

How is property tax calculated in Texas?

Your property is appraised, the homestead exemption comes off for a qualifying primary residence, and the rates the county, city, and school district have adopted hit the remainder. Those pieces together form the annual bill.

How much property tax will I pay in Texas?

Generally more than the national norm at a given home value, since Texas has no income tax and leans on property tax instead. Pick a Texas county above and enter a price for a county-median estimate.

Can I lower my Texas property tax bill?

File the homestead exemption on your primary residence — it directly lowers taxable value — and consider protesting the appraisal each year if it runs ahead of the market. Additional exemptions serve seniors, disabled owners, and veterans.

Are property taxes deductible?

Yes for federal itemizers under SALT — and because Texans pay no state income tax, property tax typically fills most of that capped deduction. Check the cap in current IRS guidance.
