Frequently asked questions

How do you calculate prorated rent?

Divide the monthly rent by the number of days in that month to get a daily rate, then multiply by the days you occupy the unit. Some leases use a 30-day month instead, and some divide the yearly rent (monthly rent × 12) by the days in the year.

Is the move-in day included?

Usually yes. The calculator counts the move-in day through the last day of the month, and the first of the month through the move-out day, both inclusive. If your lease says the tenancy starts the day after you get the keys, set the date one day later.

Which proration method is correct?

The one your lease names. Many leases say how a partial month is charged; if yours does not, ask the landlord which method they use before you pay.

Why does the 30-day method give a different answer?

It treats every month as 30 days, so the daily rate is slightly higher in 31-day months and lower in February. It never charges more than one month's rent.

Do I have to pay prorated rent when I move out mid-month?

It depends on your lease and the notice you gave. Some leases and state notice rules tie the end of a tenancy to a rent period, so you may owe the full month even if you leave early. Check your lease and your state's notice rules before you rely on a prorated last month.
