Montana Property Tax Calculator

Montana has no general sales tax, which leaves property tax carrying a substantial share of local budgets. Values are appraised, mill levies are adopted by the county, city, and school system serving your address, and the product of the two becomes your annual bill. Relief programs and appeals exist for those who qualify or disagree. County medians feed the estimates here — pick a Montana county above.

How property tax works in Montana

  • Appraised value times locally adopted mill levies produces the bill.
  • With no general sales tax, property tax shoulders more of the local funding load in Montana.
  • Relief programs and appeal rights are available to qualifying or disputing owners.

Methodology

Rates are aggregate-derived from the Census Bureau's ACS 2024 5-year American Community Survey (total real-estate taxes paid ÷ total home value, by county). This is a statistical estimate, not a bill lookup — actual property tax bills vary by city, school district, and special-district levies layered on top of the county rate, and by any homestead, senior, veteran, or other exemptions you qualify for. Montana ranks #35 of 51 (including DC) by statewide average effective rate, where #1 is the highest.
