Michigan Property Tax Calculator
Michigan taxes homes on 'taxable value,' a figure Proposal A caps from growing quickly year over year — until the home is sold, when it snaps up to match the assessed value. Long-time owners therefore often pay noticeably less than a new buyer would for the identical house. Local millages from county, city or township, and schools are applied to that capped base. Estimate a bill above using your Michigan county's median rate.

How property tax works in Michigan
- Proposal A caps annual growth in taxable value; a transfer of ownership uncaps it to match assessed value.
- Buyers should budget for the uncapped figure, not the taxable value shown on the seller’s old bills.
- County, city or township, and school millages are applied to the capped taxable value.
Methodology
Rates are aggregate-derived from the Census Bureau's ACS 2024 5-year American Community Survey (total real-estate taxes paid ÷ total home value, by county). This is a statistical estimate, not a bill lookup — actual property tax bills vary by city, school district, and special-district levies layered on top of the county rate, and by any homestead, senior, veteran, or other exemptions you qualify for. Michigan ranks #14 of 51 (including DC) by statewide average effective rate, where #1 is the highest.

Frequently asked questions
How is property tax calculated in Michigan?
Local millages — county, city or township, school — are applied to your home's taxable value, which Proposal A prevents from rising quickly while you own the home. Assessed value runs alongside it and becomes the new taxable value after a sale.
How much property tax will I pay in Michigan?
If you're buying, expect the bill to reflect the uncapped, post-sale taxable value rather than what the previous owner paid under the Proposal A cap. The calculator above with your Michigan county's median rate approximates that post-purchase bill.
Can I lower my Michigan property tax bill?
An exemption on a principal residence reduces part of the levy for owner-occupants, and additional programs assist some seniors, veterans, and lower-income households. Disputed values go to the local review board.
Are property taxes deductible?
They can be claimed within the federal SALT deduction when itemizing; note the deduction is capped by statute. IRS publications state the current cap.
