Maine Property Tax Calculator

Maine funds its schools, roads, and town services substantially through property tax, with values set by local assessors and rates adopted community by community. Exemption programs can take a bite out of the taxable amount for eligible owner-occupants, and valuations are open to appeal. The estimates on this page use regional medians rather than any single town's rate — select your area of Maine above to see one.

How property tax works in Maine

  • Local assessors set values; each community adopts the rate applied to them.
  • Exemption programs reduce the taxable amount for eligible owner-occupants.
  • Rates vary noticeably from one community to the next, so location within Maine matters.

Methodology

Rates are aggregate-derived from the Census Bureau's ACS 2024 5-year American Community Survey (total real-estate taxes paid ÷ total home value, by county). This is a statistical estimate, not a bill lookup — actual property tax bills vary by city, school district, and special-district levies layered on top of the county rate, and by any homestead, senior, veteran, or other exemptions you qualify for. Maine ranks #19 of 51 (including DC) by statewide average effective rate, where #1 is the highest.

Frequently asked questions

How much property tax will I pay in Maine?

It varies community to community, because each adopts its own rate. The calculator above smooths that variation with a regional median — pick your Maine area, enter the home's value, and view yearly and monthly estimates.

How is property tax calculated in Maine?

A local assessor works out what your property is worth, exemptions are subtracted where they apply, and the rate adopted by your community is multiplied against the balance. That single multiplication is the whole bill.

Can I lower my Maine property tax bill?

Homestead-type exemptions reduce the taxable value for eligible owner-occupants, and further programs help some seniors and veterans. When a valuation seems high, the local appeal process can bring it back in line.

Are property taxes deductible?

Under the federal SALT deduction, yes — for itemizers, and up to the cap federal law imposes on the combined deduction. The IRS site carries the current cap.
