Illinois Property Tax Calculator
Illinois homeowners face effective property tax rates that rank among the very highest in the nation, the product of many overlapping local bodies — counties, municipalities, school districts, and more — each levying against assessed value. Exemptions for owner-occupants blunt some of the impact, and assessment appeals are common. The calculator above pairs your county's median effective rate with any home value; select an Illinois county to see the estimate.

How property tax works in Illinois
- Many overlapping local taxing bodies each levy against your assessed value, and the layers add up.
- Effective rates in Illinois land near the top of any national comparison, year after year.
- Owner-occupant exemptions and assessment appeals both help contain the bill.
Methodology
Rates are aggregate-derived from the Census Bureau's ACS 2024 5-year American Community Survey (total real-estate taxes paid ÷ total home value, by county). This is a statistical estimate, not a bill lookup — actual property tax bills vary by city, school district, and special-district levies layered on top of the county rate, and by any homestead, senior, veteran, or other exemptions you qualify for. Illinois ranks #2 of 51 (including DC) by statewide average effective rate, where #1 is the highest.

Frequently asked questions
How much property tax will I pay in Illinois?
At a given home value, more than in almost any other state — Illinois's effective rates sit near the national top. For a county-specific figure, choose an Illinois county above and add the value — the rest is automatic.
How is property tax calculated in Illinois?
An assessed value is established for your property, exemptions are applied, and each overlapping taxing body — county, municipality, school district, and others — levies its own rate against the result. Their combined take is your annual bill.
Can I lower my Illinois property tax bill?
Homestead-type exemptions for owner-occupants, seniors, veterans, and disabled residents all reduce the taxable base, and appealing the assessment is a routine, often successful move in Illinois. Watch the appeal window that follows your assessment notice.
Are property taxes deductible?
Federal itemizers can claim them under the SALT deduction, but the cap set by federal law bites quickly at Illinois bill sizes. Review the current IRS limit before counting on the full deduction.
