Georgia Property Tax Calculator

In Georgia the property tax conversation happens at the county courthouse: the tax assessor's office sets your home's value, and the county commission, city council, and school board each adopt a millage that gets applied to it. Homestead exemptions are widespread for primary residences. Since no two counties tax alike, this page works from county medians — choose yours above and the calculator turns a home value into an estimated annual bill.

How property tax works in Georgia

  • A county tax assessor's office establishes the value; county, city, and school boards each adopt a millage against it.
  • Homestead exemptions for primary residences are common across Georgia counties.
  • Owners who disagree with a valuation can appeal it through the county.

Methodology

Rates are aggregate-derived from the Census Bureau's ACS 2024 5-year American Community Survey (total real-estate taxes paid ÷ total home value, by county). This is a statistical estimate, not a bill lookup — actual property tax bills vary by city, school district, and special-district levies layered on top of the county rate, and by any homestead, senior, veteran, or other exemptions you qualify for. Georgia ranks #25 of 51 (including DC) by statewide average effective rate, where #1 is the highest.

Frequently asked questions

Can I lower my Georgia property tax bill?

Filing for a homestead exemption on your primary residence is usually step one, and many counties layer on additional exemptions for seniors and disabled residents. Step two, if the valuation itself seems inflated, is a county appeal — deadlines follow the annual assessment notice.

How is property tax calculated in Georgia?

The county tax assessor's office values your home, exemptions are subtracted where claimed, and the millage adopted by county, city, and school board applies to the remainder. The calculator above compresses that into one county-median rate.

How much property tax will I pay in Georgia?

Your county drives the answer, along with the exemptions you claim. Select a Georgia county above and put in the home's value — an annual and monthly estimate anchored to that county's median effective rate comes back.

Are property taxes deductible?

If you itemize on your federal return, yes: property tax counts within the SALT deduction, whose total is capped by federal statute. The IRS lists the current ceiling.
