Florida Property Tax Calculator

Florida collects no state income tax, which leaves property tax doing much of the work of funding schools and local services. County property appraisers set values, local boards set millage, and a homestead exemption knocks down the taxable amount for owner-occupied homes. What you'd owe depends on the county — this page uses county medians to produce a quick estimate. Select a Florida county above, enter a purchase price, and see annual and monthly figures.

How property tax works in Florida

  • With no state income tax, Florida leans more heavily on property tax to fund schools and local government.
  • A county property appraiser sets the value; county, city, and school boards set the millage applied to it.
  • A homestead exemption reduces the taxable amount for a primary residence.

Methodology

Rates are aggregate-derived from the Census Bureau's ACS 2024 5-year American Community Survey (total real-estate taxes paid ÷ total home value, by county). This is a statistical estimate, not a bill lookup — actual property tax bills vary by city, school district, and special-district levies layered on top of the county rate, and by any homestead, senior, veteran, or other exemptions you qualify for. Florida ranks #27 of 51 (including DC) by statewide average effective rate, where #1 is the highest.

Frequently asked questions

How is property tax calculated in Florida?

Your county property appraiser determines the value, any homestead exemption comes off first for a primary residence, and the millage rates adopted by the county, city, and school district are applied to what remains. The result is the annual bill on your notice.

How much property tax will I pay in Florida?

County choice matters most, followed by whether the home qualifies as your homestead. The calculator above gives a county-median estimate: pick a Florida county, enter the price, and read off the annual and monthly amounts.

Can I lower my Florida property tax bill?

Claiming the homestead exemption on your primary residence is the single biggest step, and extra exemptions exist for seniors, veterans, and disabled residents. Owners can also challenge a valuation they consider too high through the county process.

Are property taxes deductible?

Yes for those who itemize federally — and since Florida levies no state income tax, property tax is often the main item Floridians claim under the capped SALT deduction. Check the current federal cap.
