Colorado Property Tax Calculator
Colorado bills property tax through mill levies: the county assessor values your home, and every district with authority over your address — county, municipality, school district, sometimes fire or water districts — adds mills to the total applied against the assessed amount. The state doesn't collect any of it. If a valuation seems off, owners can protest it locally. To see what a typical bill looks like near you, pick a Colorado county above.

How property tax works in Colorado
- The county assessor values the property; every overlapping district adds its own mills to the combined levy.
- A protest process lets owners challenge a valuation before it becomes the base of the bill.
- Figures on this page are county medians — a starting point, not a quote for your exact parcel.
Methodology
Rates are aggregate-derived from the Census Bureau's ACS 2024 5-year American Community Survey (total real-estate taxes paid ÷ total home value, by county). This is a statistical estimate, not a bill lookup — actual property tax bills vary by city, school district, and special-district levies layered on top of the county rate, and by any homestead, senior, veteran, or other exemptions you qualify for. Colorado ranks #45 of 51 (including DC) by statewide average effective rate, where #1 is the highest.

Frequently asked questions
How is property tax calculated in Colorado?
Every taxing district that overlaps your parcel sets a mill levy, and the sum of those mills is applied to the value the county assessor assigns. One bill, many small pieces — which is why rates differ street by street across Colorado.
How much property tax will I pay in Colorado?
The honest answer is 'it depends on your districts.' The calculator above sidesteps the complexity by using your county's median effective rate: choose a county, enter a home value, and you'll get an annual and monthly estimate.
Are property taxes deductible?
If you itemize on the federal return, yes — property tax counts toward the SALT deduction up to the federally imposed ceiling. Filers taking the standard deduction can't separately deduct it.
Can I lower my Colorado property tax bill?
If the assessor's value looks high, use the county's protest process — a successful appeal lowers the base your mills are applied to. Exemption programs for qualifying seniors and veterans can also shrink the taxable amount.
